The sample is still too mixed, and seller behaviour is the main concern. I’d update a simple weekly sheet for only the two target neighbourhoods, separating new stock, completed deals and withdrawals. Add the first price reduction, condition, service charge and last known asking price for each...

Given the short decision window, I’d reduce this to two tests. First, would you still want the apartment if its resale value were merely unchanged when you leave? Second, could you comfortably carry it through a vacancy or an increase in building costs? If either answer is no, the flexibility of...

At that purchase price, $20,000 sounds tight rather than comfortable. I would keep the majority completely untouched for income loss, insurance deductibles and genuinely urgent repairs. Moving gets its own capped amount, while furniture can arrive room by room. Price per square metre is useful...

Also separate asking rent from achieved rent. A vacant unit advertised at AED 11,920 does not prove that a tenant will sign at that amount quickly. If those listings remain available while occupied units renew lower, the apparent gap is overstated.

I’m less convinced that any increase should be described as modest simply because it remains below an asking rent. Start with the current official Dubai rent guidance and the tenancy terms, not advertisements. The permitted adjustment may be lower—or there may be no adjustment...

I’d be less conservative than Yuki. A good tenant has value, but allowing a large gap to remain can make the next review much harder for both sides. If the comparables survive Katarina’s questions, explain the evidence and propose a meaningful increase, perhaps phased if the lease and applicable...

Ten percent below is not automatically unreasonable, especially after 39 days, but present it as a supported offer rather than a criticism of the home. Keep the rationale brief: uncertain completed comparables, the cost of updating, financing proof and completion flexibility. Include a clear...

I would not reduce the price automatically. First compare completed sales of similar properties in the same Abu Dhabi area, with similar condition and any genuinely relevant school access. Active listings only show what sellers hope to receive.

Also, the combination of “5-bed,” AED 697,300 and AED 3,584 monthly rent deserves verification. It may be accurate, but bedroom count without size, exact location, condition and occupancy status tells us little. Is the rent supported by current comparable units, or is it only a projection...

The title mentions property tax, but the decision described is mainly rent and management. Is there a separate tax concern behind the proposed increase? If so, keep it out of the tenant negotiation until its treatment in the relevant jurisdiction has been confirmed.

Include the invoicing currency and contracting entity exactly as offered, rather than assuming them from the Dubai sales contact. That keeps the comparison tied to what will actually appear in the agreement.

Where did the AED 179,800 estimate come from? If it was prepared for this property after someone identified a defect, that changes the urgency. If it is only a broad worst-case replacement figure, do not let it anchor the whole decision. I would also establish which part of the line is private...

Could the opening poster describe the workflow that must be covered? Matter tracking, document assembly, approvals and client communication create very different seat and support needs. Without that, the cheapest suitable package is hard to identify.

The service charge is the first figure I’d pin down. Annual rent is AED 43,008, so every roughly AED 7,000 of annual owner costs removes about one percentage point from the yield on your purchase price. That means service charges alone could quickly turn 6.2% into something unexciting, before...

Don’t overlook conflict disclosure. Ask whether the same firm or individual may also deal with the buyer, how that would be disclosed, and whether any referral arrangement could affect recommendations. The exact obligations depend on the Dubai arrangement, so get the answer in writing rather...

I would not read much into 1.9% until the matching method is clear. Is that the difference between the final asking price and sale price for the same property, or between area-level asking and completed-price averages? Those answer different questions. Also, how many retail units produced the...

I would not divide it into four fixed pots yet. Naomi’s order makes sense, but the missing number is your monthly essential spending: AED 40,370 could represent a comfortable reserve or a thin one. Get the inspection findings, confirm service-charge timing, and obtain moving quotes before...

I’d submit the exact figure with financing proof and a short explanation: time on market, updating required, and limited evidence from completed sales. Avoid a long list of criticisms about the house. Flexibility on completion may matter more to the seller than a slightly higher number, so ask...

Is AED 12,350 based on an actual agreed lease, current asking rents, or comparable completed lettings? That missing fact is more important than debating whether the reserve should be slightly higher. I would also ask whether the comparison assumes furnished or unfurnished occupancy, because...

I’d add whether you require vacant possession. An occupied or operator-managed unit could meet the physical brief but not your intended timeline. Are you buying mainly for your own use, or does the existing servicing arrangement matter to the decision?
