A tenant looking for a long lease will reasonably want the costs and repair arrangements settled early, although I would prefer not to fix every term before discussing the proposed tenancy. The Auckland villa has four bedrooms, is approximately 180 m² and is advertised at NZ$5,005 a month.

Furnishing, included charges, deposit and start date can be agreed as part of the lease discussion. When enquiring, please give your intended move date, preferred term, furnishing requirements and details of any pets. I can then clarify running costs, the villa’s condition and how urgent and routine maintenance requests would be handled before either side makes a firm commitment.
 
Is the villa being offered furnished, partly furnished or empty? I could move within roughly four weeks of reaching an agreement and would be looking for a longer lease, but pet terms would matter. It would also help to know whether water or any other charges are included in the NZ$5,005.
 
Before discussing a deposit, I’d want the utility arrangement spelled out. Are bills paid directly by the tenant, or are any passed on through the owner? Also, what is the process for reporting urgent maintenance compared with routine repairs?
 
Those are fair questions. The advertised rent is NZ$5,005 per month, but the deposit and any included charges are not fixed independently of the final lease terms. The preferred start date will also be considered alongside the requested lease length.

I think that still leaves too much unresolved for a prospective tenant to assess the total cost. Even if terms are negotiable, a written breakdown of what the monthly figure covers would save everyone time. The same goes for furnishings and the expected lease length; those can be presented as negotiable without being left completely open.

I’d also suggest covering condition and maintenance during the viewing: heating, signs of damp, appliance ownership if anything is supplied, garden responsibility and who to contact when something fails. With a 180 m² villa, running costs could vary considerably depending on the building’s condition, so recent bill information—if available—would be more useful than a broad estimate.
 
Transport can’t really be judged from “Auckland” alone. Could you give the suburb or at least approximate area, plus whether parking comes with the villa? That information, together with the utility breakdown Elias requested, would determine whether the NZ$5,005 monthly rent works for many tenants.
