Comparing agent fees and service scope for a Utrecht country home

I want an agent who will manage the sale properly, but the proposals for my Utrecht country home describe very different jobs. The expected price is around €368,000: one agent has quoted a low percentage for a limited package, while the more expensive proposal covers marketing and support through completion.

I’m thinking of giving every agent the same checklist and asking for the total fee in euros. Beyond that, what evidence would help distinguish them? I could request completed sales for similar homes, a written process for presenting bids, response-time commitments, support if a buyer withdraws, and confirmation of the person who will actually run the file. I’m unsure which of those promises can be tested before appointing anyone.
 
Ask each agent to price the same scope in euros at €368,000, including any fixed charges, so you are not comparing a bare listing package with a managed sale. For photography, clarify what is actually included and whether revisions cost extra. For service, request a written division of responsibilities: who answers buyers, qualifies interest, presents offers, negotiates and stays involved through closing.
 
One thing I left out: ask how the fee changes if the sale price differs from the estimate or if the property is withdrawn. Also, will the named contact personally handle negotiations, or does the file move to another team member after listing? A promised response time is more useful if they explain whether it applies to you, prospective buyers, or both.
 
I would not put too much weight on a headline fall-through rate. Without knowing the number and type of properties behind it, it may say little about this country home. The offer process is more revealing: how buyer qualification is recorded, how competing offers are communicated, and what the agent does if financing or another condition causes trouble. Ask as well whether they represent or receive referrals from anyone on the buyer’s side.
 
Make a one-page table with rows for fee basis, photography, buyer qualification, viewing follow-up, offer presentation, negotiation, fall-through support, closing coordination, response time, named contact and conflict disclosure. Send the same table to every agent and ask them to confirm it in writing. Then compare total cost at the expected €368,000 price alongside the missing work you would need to arrange yourself. That should expose whether the premium buys substantive help or just a broader description.
