Comparing agent fees when the cheapest Bangkok proposal excludes key work

I’m comparing agent proposals for a Bangkok new-build flat expected to sell around THB 32,940,000. The lowest fee looks attractive, but it leaves several transaction tasks outside the quoted amount. The highest includes photography, buyer qualification, negotiation and closing coordination.

How would you compare the real value rather than just the headline fee? I’m considering asking for recent comparable sales, typical response times, how offers are recorded, support after a buyer falls through, the named person handling the file and disclosure of any conflicts. What else should be measurable, and should every proposal state exactly what the fee is calculated on?
 
Put the proposals into one table and make each agent fill the gaps in writing. Start with whether the fee is based on the agreed sale price or something else, when it becomes payable, and which expenses sit outside it. For photography, ask what is actually delivered rather than accepting “included.”

I’d also ask who qualifies enquiries, who conducts negotiations, and whether your named contact remains responsible after listing. A low fee can still work, but only if you are comfortable coordinating the omitted steps yourself.
 
I wouldn’t put much weight on a claimed fall-through rate without knowing how it was calculated; different agents may count failed enquiries, accepted offers and contracts differently. Recent comparable completions and a clearly described offer process are easier to examine.

One missing question is whether the agent represents only you in the transaction or may also receive compensation from another party. Ask for that conflict position in writing. Then give all candidates the same sample enquiry and see how promptly and specifically they respond—without assuming one quick reply proves the service will stay that way through closing.
