I am comparing buyer representation services for a Seoul villa priced around ₩648,600,000, but the same label seems to cover everything from a simple introduction to negotiation and closing coordination.

What should be written into the scope before choosing one? I want clear fees, response times, evidence of local knowledge, and one named person accountable from offer through closing. I would also like the service to specify who checks the property and document trail, what happens if a problem appears, and which tasks require an independent professional. Concrete South Korean examples or a practical comparison list would help more than sales language.
 
Ask each provider to mark every task as included, excluded, or separately charged: property search, viewing coordination, price negotiation, deposit and payment scheduling, document collection, issue escalation, and closing attendance. Also request the fee basis and cancellation terms in writing.

For response times, “prompt support” means little. Have them state who replies, through which channel, and the expected deadline when an offer or payment decision is pending.
 
I would not assume that one accountable contact should personally perform every check. Coordination and independent verification are different jobs, and combining them can hide conflicts or gaps.

For a villa, ask what the property is called in the official records rather than relying only on the listing description. Then request a sample task timeline and anonymised document checklist, plus an explanation of what happens if the representative is unavailable or advises you to withdraw after costs have already been incurred. That fallback plan may distinguish the serious scopes from introductions dressed up as representation.
