Dubai detached homes: is 87 days a meaningful selling time?

A useful seller-facing measure could be days until the first price cut, alongside total visible days. If cuts cluster late among stale listings, that suggests motivation and pricing strategy matter more than the physical property.
 
But a price cut is not automatically evidence that the original price was wrong. A seller’s circumstances may change. It is an event worth recording, not a verdict.
 
Coming back to the neighbourhood boundaries: broad labels can conceal meaningful edges. I would define each area before collecting properties and avoid moving boundaries just to improve the comparison.
 
There is also a denominator problem. Counting old listings tells us little unless we know how much competing stock entered and left the same defined area and price band.
 
My compact version would track weekly active stock, new listings, confirmed completions, withdrawals, unknown exits and price changes. Then separate by neighbourhood and condition before looking again at energy performance.
 
So I would not discard the 87 days, but relabel it carefully and retest it. The next useful finding is whether similarly priced, comparable homes actually exit sooner—not whether today’s remaining adverts have accumulated 87 visible days.
