First-time buyer in Rotterdam: how much cash buffer after closing?

I'd rather ask now than guess later. After the deposit and estimated closing costs, I'd have roughly €24,840 left when buying a 1-bed country home in Rotterdam for around €1,270,000.

The inspection may uncover ordinary first-year work. How would you divide that buffer among emergency savings, moving costs, immediate repairs and furniture? I also need to account for any service charges, the insurance excess and the first mortgage payment. Furniture can wait; roofs and boilers generally can't. I'd rather buy below my maximum than turn every small defect into a financial emergency.
 
I wouldn't divide it by fixed percentages yet. First subtract every known payment around the move, then price the inspection items rather than giving them one vague repair allowance. Whatever remains as the emergency fund should stay untouched for genuinely unexpected costs.

At that purchase price, €24,840 could feel thin if the property needs significant work or your monthly surplus will be small. Delaying most furniture is the easy decision.
 
Is this a standalone home, or is there any shared structure that brings service charges? That changes the calculation. Also, is the first mortgage payment already included in your closing timeline, and what would you normally save each month after housing costs? A €24,840 buffer that can be rebuilt quickly is very different from one that has to cover several years of surprises.
 
I wouldn't judge the buffer from the €1,270,000 price alone, so I slightly disagree that it is necessarily thin. Condition, insurance excess and post-purchase cash flow matter more.

Before committing, make four actual figures: moving and setup costs; first mortgage payment plus any service charges; urgent inspection work; and a separate emergency reserve. Get estimates for anything the inspection marks as near-term. If those first three consume most of the €24,840, lower the offer or target price rather than borrowing from the emergency reserve. Furniture belongs outside that calculation unless an item is essential.
