Is 67 days a market signal for Bengaluru retail units?

I have already limited the comparison to Bengaluru retail units within an asking range of ₹90,850,000 to ₹136,300,000, but I still cannot tell whether the boundaries are tight enough. In April 2026 the tracked properties had been marketed for about 67 days, and building reserves appeared to affect buyer interest.

What remains unclear is whether this reflects a change in the segment or ordinary differences in condition, micro-location and buyer financing. I can see advertised prices, but recent completed-sale figures are difficult to find. Should I first track new listings, withdrawals and reductions within smaller neighbourhood areas before treating 67 days as a market signal?
 
I wouldn’t call 67 days a market change on its own. Check whether that figure includes only active listings; withdrawn units can make the visible stock look healthier than it is. I’d track new listings, withdrawals and when price cuts happen. A cluster of reductions followed by completed sales would say more than time on market alone.
 
Adding condition to the comparison creates another issue: are these units really competing in the same micro-market? A renovated property on a stronger street could sell quickly even while similar-looking stock elsewhere sits beyond 67 days.

I’d divide the sample into tighter location groups, then compare condition, financing suitability and seller motivation within each one. If the result changes sharply after that split, the city segment is probably not the useful decision level. If it does not, new-listing volume and confirmed sales become the next checks.
 
I’d also be cautious about concluding that reserves are the main driver until you can match them against condition and location. Build a simple unit-by-unit table: original ask, current ask, listing date, any withdrawal, condition, reserves and final price where available. Then repeat it next month. Even a limited set of confirmed completions will be more useful than expanding the sample with unmatched listings.
