Is a sewer scope worth adding to an apartment inspection in Johannesburg?

The general inspection is arranged for an older 250 m² Johannesburg apartment; what remains unclear is whether any sewer section outside the unit would actually be my responsibility. I have seen a ZAR 72,800 estimate for complete replacement, while a separate camera inspection would be much cheaper.

There are established trees by the street, although I have not noticed drainage symptoms. Is that combination enough reason to commission the scope, or should I first establish where the apartment’s pipework ends and the shared system begins? I am weighing the cost of obtaining evidence now against preserving cash for service charges, the insurance excess, moving, the first mortgage payment and urgent repairs. Furniture can wait, but those other items would all draw on the same emergency fund.

Before booking it, ask the managing agent or body corporate where responsibility changes from the apartment owner to the shared system. With an apartment, “private sewer line” could mean a limited section, so clarify exactly what the ZAR 72,800 estimate covers.

If that section will genuinely be your responsibility, the age, nearby trees and size of the possible bill make the cheaper scope reasonable even without obvious symptoms.

One caveat to my own answer: a scope is information, not a reason to empty your emergency fund. Ask whether you receive usable footage and a clear description of where any issue sits. Then budget in order: inspection findings and essential repairs first, followed by the insurance excess, moving costs and first mortgage payment. Furniture is the easiest item to delay.

I would not call it a routine extra just because the property is older or trees are nearby. Julia’s responsibility question is the deciding one. If the line is shared or maintained through the service charges, spend your effort confirming that arrangement instead. If it is yours and ZAR 72,800 is a realistic exposure, the scope sounds proportionate. Also ask whether there have been slow drains, backups or previous work, as those answers may change how urgently you need it.
