We need to decide how far to continue with the purchase while the inspections are still under way. The trade-off is becoming clearer: our accepted price of A$881,600 for a 4-bed country home near Sydney looked manageable, but the commute, first mortgage payment and risk of immediate repairs may matter more than the headline figure.

I can see why dated rooms alone should not derail the purchase; those can be dealt with gradually. Less easy to dismiss is what remains after moving costs, insurance, an emergency reserve and any work uncovered during inspection.

How did other first-time buyers turn that uncertainty into a decision? I would also welcome completed-sale comparisons, provided the homes had a similar condition and travel time rather than merely the same bedroom count.
 
Cold feet alone do not mean it is the wrong house. I’d separate the reversible compromises from the financial ones: dated rooms can wait, but the commute and mortgage payment cannot. Calculate what remains after moving costs, the first payment, insurance and a realistic emergency fund. If that figure makes ordinary life uncomfortably tight, the anxiety may be giving you useful information.
 
What did you budget for inspection findings and immediate repairs? A country home can look affordable on the purchase price while several smaller jobs arrive together. Also check whether your comparison sales have a similar commute and condition; an updated home closer in is not a meaningful comparison, even if it has four bedrooms.
 
I’d push back slightly on treating a reduced emergency fund as automatic proof you overpaid. Buying and moving are unusually expensive months. The better question is whether you can rebuild the fund without relying on everything going perfectly.

Before buying furniture or planning cosmetic updates, list the mortgage, moving costs, insurance excess, any applicable service charges and inspection priorities. Mark each repair as urgent, soon or optional. Then test the monthly budget with the longer commute included. If it only works by postponing essentials or using credit, reconsider; if it works by living with dated rooms, that is a manageable compromise.
