Offering 9% below asking on a detached home in Dubai — sensible or too aggressive

Nine percent below AED 2,349,000 is the opening figure we are considering for a detached home in Dubai. It has been marketed for 41 days and requires updating, although nearby asking prices do not tell us where comparable homes have actually sold.

Our financing position is strong, and we could accommodate the seller on completion timing. I would rather support the number with the limited sales evidence, condition and time available than present a catalogue of faults. How would you word that offer, set the response period and test whether the seller values speed, price or timing most? I also want the inspection, valuation, finance and deposit terms clearly recorded before we commit.
 
I’d submit the exact figure with financing proof and a short explanation: time on market, updating required, and limited evidence from completed sales. Avoid a long list of criticisms about the house. Flexibility on completion may matter more to the seller than a slightly higher number, so ask what timing they prefer.

Keep inspection and financing protection. Give a reasonable but firm response deadline so the offer does not sit indefinitely.
 
Nine percent is not inherently too aggressive, but the 41 days alone does not prove the seller is ready to discount. The missing fact is motivation: are they prioritising price, speed, or a particular completion date?

I would also avoid requesting repair credits before an inspection identifies specific issues. Clarify in writing what happens to the deposit if the valuation creates an appraisal gap or financing fails under the agreed terms. If those protections weaken, the lower price may not compensate for the added exposure.
