PropertyGuru for a Kuala Lumpur apartment search: where comparison breaks down

I had to make decisions quickly during a Kuala Lumpur apartment search, and PropertyGuru offered broad coverage at the cost of reliable comparison. The energy information was particularly helpful, but repeated adverts made it hard to judge how many distinct units were actually available. Some apparently matching entries also showed different floor areas or remained live after their status had become doubtful.

I would like clearer listing dates, duplicate control and some indication of what follows an enquiry. If matching adverts can be grouped reliably, price history would be useful; if they cannot, it may create more confusion. How have others found the mobile filters, saved-search alerts and advertiser responses?

Freshness sounds like the bigger problem than search coverage. If several entries show the same apartment, it becomes difficult to tell whether they are genuine alternatives or simply old copies. Did the floor-area differences appear on otherwise identical listings? That would help separate a duplicate-control problem from advertisers completing the fields differently.

I would not put too much weight on map-pin accuracy for an apartment building; a pin can get you to the development without identifying the exact unit. Floor area and current status are more consequential. Price history or links to sold records would also provide context, but only if the entries could be matched reliably rather than adding another layer of inconsistent data.

A practical workaround is to keep a short comparison list outside the portal: advertised area, asking price, date first seen, map location and the advertiser’s confirmation that the unit is still available. Save screenshots before contacting anyone, since changed details can otherwise be hard to track. I would also test saved-search alerts with narrow mobile filters; repeated alerts for the same apartment would reveal whether duplicate handling is affecting the search.
