Rent increase versus tenant retention for a detached home in Dubai - second opinion?

AED 977 is the monthly gap driving the decision. The detached home could perhaps be marketed around AED 10,950, while the current tenant pays AED 9,973 and has a strong record of paying on time and looking after the place.

Matching the higher asking figure sounds attractive, but vacancy, preparation work and a disputed deposit could consume much of the difference. I am leaning toward a smaller adjustment if comparable homes genuinely match this one and the maintenance history is clean. If the evidence is weak or significant work is approaching, retaining the tenant may be worth more than pursuing the full gap.

Before raising anything with them, I will verify the current Dubai rules governing the permitted increase and notice.
 
I’d lean toward a modest increase rather than chasing the full asking figure. AED 10,950 is an advertised rent, not proof that another tenant will pay it immediately. One vacant period plus preparation costs could erase the difference.

How long has the rent been unchanged, and is there any deferred maintenance coming up? Those facts would affect both the amount and how I’d explain it to the tenant.
 
I wouldn’t automatically reward reliability with no increase. Good payment and maintenance history have real value, but the owner’s costs may also have moved. First verify whether the comparable homes genuinely match this detached home in condition, size and location, then check what increase and notice are currently permitted in Dubai. If the evidence supports an adjustment, give clear notice and keep the proposal below the asking-market gap to leave room for renewal.
