What should a €441,600 country-home inspection actually cover in Spain?

“Building inspection” is being used very loosely by the firms I have contacted. My specific concern is paying for a broad-sounding package that produces little independent evidence when a decision is due.

The property is a country home near Madrid at about €441,600. I need a quote that distinguishes the physical inspection from negotiation help and document coordination, with clear fees, exclusions and delivery times. It should also say who checks unresolved defects and paperwork through to closing.

What would you require in the report itself, and which parts demand knowledge of the particular council area? I am also trying to define the exact decision the inspection should support, the cash downside if access or specialist work is needed, and a fallback plan if important areas cannot be examined.
 
At minimum, I’d want a written scope naming the areas and accessible systems to be examined, followed by a dated report with photographs, defects, limitations and recommended further investigations. For a country property, ask explicitly whether outbuildings, access, visible boundaries, drainage, damp and the roof are included rather than assumed.

Keep document verification separate: ask who compares the physical property with the available property and planning paperwork, and whether that person is independent. Negotiation support is useful only if the report identifies evidence and someone owns the follow-up.

Before paying, request one fixed-fee breakdown, cancellation terms, the inspection-to-report deadline, and a named contact through closing. Also ask what happens if access is incomplete or a specialist is needed. Is the home within Madrid’s municipality or elsewhere in the region? Local knowledge may depend heavily on the exact council area.
